2. Who is our cable TV provider?
   Comcast which is paid for through the HOA fees.

   
   

3. What are the rules on vehicles and parking?
   All cars parked on the Colonies property must have a completed registration form. For vehicles permanently or greater than 3 days on the property, you will receive a parking decal or a parking pass. There is no assigned parking.

   
   

4. Are there restrictions on the types of vehicles that can park at The Colonies?
   Yes, any trucks including pickup trucks, motorcycles, boats, motor homes or RVs are prohibited from parking at the Colonies per the Colonies rules and regulations.

   
   

5. What is included in the quarterly maintenance fee?
   In addition to association related operating expenses, basic cable, trash and recycling, and water/sewer. Fees are due on January 1st, April 1st, July 1st and October 1st.

6. Do you have a pool?
   Yes Colony Residents have access to three pools. There is a north Pool and a south Pool (with hot tub) on premises as well as a pool at the Master Berkshire Lakes Club house which all close at dusk.
   
   

7. Can I rent my unit?
   Yes, but there are specific restrictions in the rental of condo units. Please see and carefully review the Colonies Rules and Regulations for specifics. There is also an application process, fee and requisite background check for proposed lessees . No rentals or leases may exceed 6 months or be less than 30 days. Be aware also that Florida and the County have a tourism tax that applies to rental of units.

8. Are pets allowed?
   Owners are permitted to have certain pets which comply with the by laws and regulations including dogs no more than 60lbs. Exotic pets, such as snakes, wild animals, monkeys, rodents etc. are not allowed. NOTE: Renters and guests are not allowed to have any pets.
